Water Heater Installation
Installing Water Heaters in San Leandro, CA
Apart from using two different energy sources, there are several technical differences between electric and gas water heaters, which must be considered when installing them.
ELECTRIC AND GAS WATER HEATER INSTALLATION
Electric heaters are like large kettles, tanks with a vertical heating element in the middle that heats the water. Gas units have a burner located at the bottom of the tank, the heated water rises and is then fed to the hot water faucet via the discharge tube. Gas units are cheaper to run but more expensive to buy and install. Unlike electric heaters, they will provide hot water during a power cut.
When installing, it’s advisable to bring in a professional to ensure that all codes required by the San Leandro municipality have been complied with. For example, a dedicated 240-volt circuit that supplies only the electric heater is needed, with the necessary circuit breaker, drainage pans provided, and for gas heaters pressure regulators, safety cut-off devices and venting all have to meet with the regulations.
Our trained staff at Total UC will handle every aspect of the installation, and you can be confident that your gas or electric heater is fully compliant with all the regulations of the San Leandro municipality.
COMMERCIAL WATER HEATER INSTALLATION
Commercial heaters are larger on average than residential units, and weigh a lot more (500 lbs when empty compared to 150 lbs). They are designed for apartment blocks, hotels, office blocks, sports facilities, and restaurants, which all depend on their performance. A commercial water heater must offer high quality, reliability, and be installed so that repairs and maintenance teams can access it easily.
Selecting the right type, size and complying with safety regulations requires the expertise and knowledge of a professional. Total UC has been involved in many commercial developments and had a role in every aspect of water heater installation from the initial design to the provision of underground utility services, right through to post-completion maintenance – there’s nothing we can’t do!
TANKLESS WATER HEATER INSTALLATION
A traditional hot water heater stores hot water in a constantly heated tank, while tankless units only heat the water when it’s needed. In homes, they provide convenient, endless hot water and save on energy costs, and in a commercial building, because the scale of operation is so much bigger the potential savings are even more substantial.
We’ll advise you on the right size unit and the rate of hot water production needed to maintain the temperature. Often fitted in small bathrooms and kitchens, venting of exhaust gasses is critical, and aspects such as height off the floor, drainage and electrical connections are specific to tankless units and must be complied with.
HIGH-EFFICIENCY WATER HEATER INSTALLATION
The high-efficiency water heaters that we install use superior materials and technology to heat water more efficiently and store it more effectively to retain the heat for longer. So, better insulation material, the use of motorized dampers in the vents, and secondary heat exchangers (in gas water heaters) all contribute to greater efficiency, and less energy is needed to generate sufficient hot water.
High-efficiency units are cheaper than tankless units and require very little maintenance, so we recommend them as a very cost-effective choice. In addition, tax incentives to install them make a high-efficiency water heater even more economical, and it’s easy to justify replacing a standard water heater.
WATER HEATER REPLACEMENT
As we’re talking about replacing older heaters, what are the signs that it's necessary?
If your old tank heater is over 10 years old, it's time to plan to replace it, even if it’s not giving problems at the moment. Other indications include weird noises coming from the heater, caused usually by sediment build up, rusty-colored water caused by corrosion, and puddles of water at the base which means the inner tank has started leaking.
If the temperature of the hot water is inconsistent and you’re not getting as much hot water as you used to, it's also an indication to call us for a free consultation and cost estimate. If you decide to go ahead, we’ll attend to all the necessary permits, schedule a time to do the job, and replace all worn-out components, such as piping, valves, and electrical connections, while we fit your new water heater.
INSTALLATION CONSULTATION AND PRICING
As part of our service to you, we’ll spend time discussing your situation during our free consultation. We'll give you full details on the various options available, what type of heater will best suit your needs, and what size will be adequate. We’re not going to suggest a replacement or an installation that we don’t fully believe in and we’ll give you all the reasons why.
Apart from the consultation, we also believe in total transparency when it comes to pricing, so we’ll give you full details on the costs of the various options and precisely what it will cost to supply and install each one. Once you decide, we can guarantee there will be no hidden surprises later!

Reviews
I was leaving the Bay Area after 30 years and my house was 115 years old. As expected, I failed an inspection required by City of San Mateo's lateral sewer line ordinance (enacted in 2020).
I contacted a very large plumbing outfit suggested by my realtor, but they gave me a very large estimate. Later that night, someone recommended Joe at Total Underground Construction (funnily enough it was a Lyft driver who heard my sob story and had a similar experience).
Joe assessed the situation and gave me a lower quote with a few contingencies for stuff he couldn't see until excavating. To my surprise, the contingent items weren't necessary and the quote held.
Work was performed impeccably and quickly. Permits and all phases were perfectly sequenced, and we passed inspection. Now I can sell the house.
Joe is very experienced and a good guy - total pro. If you're ever in this situation, don't stress - just contact this company.

I had a leak under my house and Joe came out within hours of me reaching out. They recommended I replace the galvanized pipes and they had the job done within 24 hours. Him and his team were very professional and spotted some other issues that needed attention along the way. They have a lot of experience and let me know what was happening every step of the way.

I had a clogged main sewer line that needed replacing and my neighbor recommended Joe and Orlando. They immediately came out to assess the situation and proposed a cost effective solution. Right away, they came off as two guys who really enjoyed their work. After accepting the project, they took the extra steps to drive out that night to get the sewer line in a passable condition for the few days until the start of the project so we would not be without water and this was all done free of charge with the project. For comparison, other plumbers I've worked with have charged me even for using the camera to look at the line. During the project, they had 4 guys working and were able to complete the sewer line replacement in a single day. On top of all this, their price was extremely reasonable. Highly recommend them and would definitely call on them for future plumbing needs.
